Triumph Real Estate Management understands how complex the process of finding an apartment in NYC can be. To answer some of your questions we put together some FAQs. 

What documents must I provide in order to be considered for an apartment? 
1. A copy of a photo ID 
2. Letter of employment with salary verification (must be on a company letter head) 
3. Recent bank statement 
4. Three recent pay stubs 
5. Most recent tax returns or W-2 form 
6. If you are self-employed, you need to provide a letter from a CPA or accountant verifying your position and annual income 

What is included in the rent?
​In all of our buildings, heat and water are included. In some of our properties electric and or cooking gas, is also included. 

What are the lease terms?
Lease terms are either one or two years.   

​How much do I have to earn to be approved for an apartment?
Your annual gross income should equal 42 times the monthly rent. 

What would be considered a good credit report?
A major part of the approval process is based on your credit report. If your credit report shows charge-offs, judgments or a pattern of late payments, your application most likely would be denied. 

​Once I apply for an apartment, how long does it take for final approval? It varies between a few hours and a few days. If all the necessary paperwork is provided, the approval process is much quicker. 

Once I am approved for the apartment, when is the lease signing?
Lease signing takes place within approximately 24 hours of application approval, regardless of the commencement of the lease.

What exactly do I need to bring to the lease signing? 
You will be required to provide the first month's rent and one month security deposit in the form of a bank check, certified check or money order. 

Is the security deposit refundable?
​Yes, as long as the conditions of the lease are met, the security deposit is refundable at the end of your lease term less any damages beyond normal wear and tear.  

Can I paint the walls?
​Yes, however they must be restored to the original color before you vacate. If you decide to leave the walls painted you may be penalized. Are your buildings pet friendly?Yes, we allow pets. Please see our pet policy
